“2 FACED” is one more upcoming residential project in Marousi by GConstructions team and partners, designed by Fotis Gazepidis and Anna Hatziioannou. As always, its name as well as its design concept is not randomly chosen! The design concept came up at the very first sight of the plot as it concentrates some unique characteristics that cannot be ignored! Even if its face to the street is relatively small compared to its size, its length and high-altitude difference allow for a design of a building with “two faces” equally remarkable!

The main building was placed in the front side of the plot creating a single, with steep slope terrain and a well in it, at the backyard of the plot. This was a “gift yard” for our design team which nicely designed it as the protagonist of the concept. From the one side there is a low traffic road and on the other side there is an approximately 300sqm garden. Even if traditionally façade apartments are considered most privileged and expensive (especially when the front street is a low traffic one as in this case) this time the backyard hides some pleasant surprises.  That is where the name “2 FACED” came from.

The heart of the house is its spectacular outdoor terrace, spanning over 160 sqm, creating a tranquil oasis in the heart of the city. Designed for relaxation and entertainment, it takes full advantage of the Greek climate, allowing for long-term and quality use while offering remarkable views of the Olympic Stadium and the surrounding landscape.

 

Sustainable Design

The exclusive use of its rooftop allows for the installation of photovoltaic panels, which harness solar energy to significantly minimizing energy costs and heat the swimming pool, daily water, and underfloor heating.  The house is sustainably designed to have the potential to be energy-efficient, achieving the top category of KENAK A+, making the maintenance of such a luxurious apartment as economical as that of a small apartment.

The building consists of eight properties lined up into two columns of four properties each connected all with a communal staircase with a lift providing access in all levels. The size of the apartments increases by floor level as the market demands while, in each floor, both sides have almost equal size apartments. This is decided since both sides are equally exceptional. All the residents have access to the big single garden for leisure either by using the steps or the wheelchair ramps. All of the properties are accompanied by a storage room and a parking space. Internally all the apartments are designed to be very functional with an upgraded layout giving you the feeling that they are much larger than they are. All the rooms are airy, sunny, orientated and placed according to their needs, exploiting in maximum the potential of the plot. The ground floor and first floor apartments revel in the landscaping garden sight, second and third floor have even better views on the horizon.
