"2FACED” is an upcoming residential project in Marousi by GConstructions team and partners, designed by Fotis Gazepidis and Anna Chatziioannou.
THE DESIGN CONCEPT
The design concept came up at the very first sight of the plot, as it concentrates some unique characteristics that cannot be ignored! Even though its face to the street is relatively small compared to its size, its length and high-altitude difference allow for a design of a building with “two faces”, which is equally remarkable!
The main building was placed on the front side of the plot creating a single, steep sloped terrain and a well in it, at the backyard of the plot. This was a “gift yard” for our design team which nicely designed it as the protagonist of the concept. On the one side there is a low traffic road and on the other side there is an approximately 300 sqm garden. Even though traditionally, façade apartments are considered the most privileged and expensive (especially when the front street is a low traffic one, as it is in this case), this time the backyard hid some pleasant surprises.
DESCRIPTION
The building consists of eight properties, lined up into two columns of four properties each, all connected by a communal staircase, providing access at all levels. The size of the apartments increases by floor level, as the market demands, while on each floor both sides have equal size apartments. This was decided since both sides are equally exceptional. All the residents have access to the big single garden for leisure either by using the steps or the wheelchair ramps. All properties are accompanied by a storage room and a parking space. The larger properties go with two indoor parking spaces and a larger storage room. Internally, all the apartments are designed to be very functional with an upgraded layout, giving you the feeling that they are much larger than they are. All the rooms are airy, sunny, orientated and placed according to their needs, exploiting to the maximum the potential of the plot. The ground floor and the first-floor apartments enjoy the landscaping garden view, while the second and the third floor have an even better view on the horizon. Lastly, on the top floor there are two very privileged maisonettes with a huge terrace and a private small swimming pool each, and both enjoy, in opposite directions for privacy reasons, the perfect view over the neighbour buildings.
LOCATION
The building is located in a familiar zone for GConstructions. All of the new projects are purposely in this area, since it has been selected from our team as a top modern residential area. It has been mentioned before in previous articles that Marousi is an ideal place for living in many aspects. Transport network, new landscaping areas, residential neighbourhoods, shopping malls, casino, sport facilities, international schools, international companies’ coordinates, are all gathered creating a super advanced suburb. In more detail, plots are in an even greater spot in a great area. The neighbourhood around is quiet and residential with low traffic while all the amenities and services of a modern western citizen as described above are in walking distance.

ON FOOT
- 5 minutes’ walk from OAKA, the main Olympic complex of Athens Olympic games 2004, full of sports facilities and free space where big events also take place, such as important concerts and sport games.
- 8 minutes’ walk from the interchange station of Neratziotissa which connects Marousi with the metro network of Athens and the suburban railway that takes you directly to Athens’ airport and port.
- 8 minutes’ walk from the greatest shopping malls and supermarkets. “Mall of Athens”, “Golden Hall”, “Avenue” are the best in the country and all are at a less than a kilometer distance.
BY CAR
- 2 minutes by car to Kifissias Avenue that connects the northern suburbs of Athens with the city center and the south suburbs.
- 2 minutes by car from “L. Kifisia ring” which is the main highway interchange connecting Kifissias Avenue with Attiki Odo, which in turn connects Marousi with Athens Airport (20 minutes) and the country’s national highways (5 minutes).
- 2 minutes from the best private or public hospitals in the country. “Ygeia”, “Iaso” and “Iatriko Athinon” are within 2km of the plot.
- 15-20 minutes from the most important international schools in the country…. all of the schools provide school buses that serve the area.
- 3 minutes from the new large investment of “Hellenic Casino of Parnitha” in Marousi which will create a unique Greek tourism and entertainment attraction
